If you’re a buyer, multiple-offer situations can be a nightmare. How do you come out on top? Today I want to give you three quick tips to win in these competitive situations:

1. Be confident. This is more than an attitude adjustment. If you want to come to the table confidently, you need to get pre-approved, and you need to know exactly what you’re looking for. Break down the area you want and what features matter to you.

2. Contingencies. If you have contingencies, we need to work around them. We want to make our offer as convenient for the seller as possible, so if you need to sell your home first or get an inspection, consider shortening the period in any way you can.

3. Get creative. The highest price doesn’t always win. Recently, I had a client who won a bid because we agreed to purchase all the seller’s furniture. In another situation, we offered the seller a free rent-back period, and we won the home.
